Frequently asked questions
Which package site plan should I order — the Simple, Medium, Premium or Gold package site plan?
It depends on the requirements and the details that you would need to show on the plan. We have the list of the things that go in each package — you can see it below the prices — and you can determine which package would be most suitable for your needs. Or you can give us a call and we can recommend one of the packages for you.
For permitting on your residential properties our Medium Package site plan is the best choice. For permitting on your commercial properties our Premium or Gold packages are the best choice. For most departments the Premium Package Site Plan is the best choice.
What is the turnaround time for the Site Plans / Plot Plans?
Standard turnaround time is 24 hours, all work days and weekends. We also have RUSH options for less than 12 hours or less than 6 hours if you need it faster.
Can I add a new structure that is not currently on the property to the Site Plan?
You can add the new structure, of course. Check the option for "Add new structure" and send the dimensions and location in the additional information box, or attach sketches and structural plans within the order. We will work with you to make sure that we get the placement just right.
Common structures to be added are: Deck, Patio, Porch, Carport, New Home, Home Additions, Accessory Structure, ADU, Driveway, etc.
My property does not have an address yet. Can you make a site plan for me and how can I give you the location?
We can make a site plan for your vacant lot. The main thing we need is the Parcel ID or APN number, City, State and ZIP code. You can put the Parcel ID in the "address for site plan" field.
Is it possible to add items that are not listed in the site plan description, such as utilities, septic, well, etc.?
Yes, we can add these items to your site plan. As we make the site plan from satellite images, utilities and similar items are usually not visible from the aerial view, so the client would need to provide us with that information.
The recommended packages for this are the Premium or Gold Package Site Plan. Once we send you the draft, you can mark up the location of the utilities and send it back to us — we will update the site plan accordingly.
Which file formats / extensions are available for your plans?
PDF files are included with all site plan packages. You can optionally check other file formats like DWG for $20 or JPG for $10 additional. DWG file extensions are useful to engineers and other professionals.
Do I need a custom paper size?
For most permit departments 11"x17" paper size is acceptable. Our site plans are available in all other paper sizes like 8.5"x11", 24"x36", etc. 11"x17" is included with all site plan packages. You can optionally check another size like 8.5"x11" for $10 additional.
I need Topographical lines (contour lines) added to the Site Plan. Can that be added?
Yes. After you select your plan and enter your address there will be an option to "Add Topographical Lines". We use all GIS topography data available on 2–5 foot intervals, as well as all available online data. Topographical lines are $40 additional with any of the packages, and are already included in the Gold Package Site Plan.
I need a Vicinity map (location map) added to the Site Plan. Can that be added?
Yes. After you select your plan there will be an option to "Add Vicinity map to site plan". We use all available online data to make the vicinity map. The Vicinity Map is $20 additional with any of the packages, and is already included in the Gold Package Site Plan.
I need an Impervious surface calculation added to the Site Plan. Can that be added?
Yes. After you select your plan there will be an option to "Add Impervious surface calculation to site plan". To calculate the percent of impervious surfaces on your lot, we divide the total square footage of impervious surfaces by the total square footage of your lot, then multiply by 100. The calculation is $40 additional with any of the packages.
What is included within the Site Plan packages?
You can choose one of our packages depending on the level of detail you need.
Our Simple Package includes: Property Lines, Primary Structure, Setbacks, Roofline, Lot Dimensions, North Arrow, Scale, Measurements Between Major Features, Parcel ID.
Our Medium Package adds: Driveway, Fence, Sidewalks, Trees, Swimming Pool, Accessory Structures.
Our Premium Package adds: Landscape, Paths, Shrubs, Lawn, Well and Septic System, Parking Spaces.
Our Gold Package adds: Additional New Structures, Topographic Contour Lines, Vicinity Map, Graphic Scale, DWG, JPG, Custom Paper Size Request, Rush Order — under 12 hours.

What is a Site Plan / Plot Plan?
A site plan outlines the space outside the building. It includes driveways, parking lots and cross streets, with special attention to the external dimensions of the building. It is a bird's eye view of a lot showing the boundaries and dimensions of the property and the main structures found within it — buildings, paths, landscape, swimming pool, etc. A site plan is also called a plot plan.
What are the uses for Site Plans / Plot Plans?
The main use of the site plan is for various types of permits, usually requested by the permitting offices: Building permit, ADU permit, Deck permit, Landscaping Design, HOA permit, Swimming pool permit, Demolition permit, Zoning permit, etc.
Is the Site Plan the same drawing as the Plot Plan?
Yes, the Site Plan is the same thing as the Plot Plan / Plat Plan. Depending on the requirements and details you need, you can choose one of our packages from Simple to Gold.
Which payment methods are accepted?
You can place your order directly with your credit card — Visa, Mastercard, American Express, Discover, JCB, Diners Club — or with PayPal. On the checkout page you can use the card option, or the button for paying directly with PayPal.
Do you guarantee my plan will be accepted?
If you require a stamped plan by a surveyor, architect or engineer, our plans will NOT be accepted — we are a drafting company and do not stamp or sign plans. If your plan is denied on first attempt, forward us the comments and we will make the necessary adjustments. If your site plan is denied a second time for any reason besides requiring a stamp, we will make further adjustments within scope, or refund your money with a copy of the denial letter.
Will my County accept a site plan from your service?
Our site plans are non-certified and work for most permits and most counties. We have designers with more than 20 years of experience creating plans for residential and commercial projects across the USA. We recommend checking with your local authorities what they require, and we will do our best to make the site plan acceptable.
Do you cover every State?
Yes, we cover all states: Alabama, Alaska, Arizona, Arkansas, California, Colorado, Connecticut, Delaware, Florida, Georgia, Hawaii, Idaho, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nebraska, Nevada, New Hampshire, New Jersey, New Mexico, New York, North Carolina, North Dakota, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, South Dakota, Tennessee, Texas, Utah, Vermont, Virginia, Washington, West Virginia, Wisconsin, Wyoming.
Will someone come to my property to get mapping data?
We obtain data from a variety of online sources, including County GIS, mapping companies and all other online data sources. It is not necessary to visit your property in order to make a site plan for you.
Are your site plans stamped / certified?
We do not provide stamped or certified plans. Engineers and surveyors provide stamped plans and typically charge more than $1,000 for a stamped site plan. If your local permit department requires a stamped or certified plan, you will need to hire a land surveyor.
What are setbacks and do you include setbacks in your plans?
Setback limits are how close you can build to the property boundaries. Setback standards can be obtained from your local zoning office and depend on the type of structure and the location of the property — urban and rural areas differ. Setbacks and easements are included in our Premium and Gold Package Site Plans.
What are the scales of the site plans?
The scale depends on the size of your property and the paper size / format you want to use. Usually we use engineering scales such as 1"=10', 1"=20', 1"=30', 1"=50', 1"=100', etc.
I am having trouble uploading helpful files with my order. How can I send these to you?
Try clearing your cache memory or place the order with a different browser. If you still have the same problem, place the order without these files and then send the files directly via email, or through our contact form — in the message field please provide your order number so we can assign the files to your order.
Will you make revisions after I receive the Site Plan?
Yes. We will make adjustments to your site plan until you are 100% satisfied, with no additional cost, as long as the changes are within the initial scope of work and the package you ordered. If the adjustments are out of scope, you may need to upgrade to a higher package.
I ordered my site plan more than 24 hours ago and I have not received one.
All site plans are delivered within a maximum of 24 hours to the email address provided at the time of your order. If you did not receive your plan, please check your spam or junk email folder. If you still cannot find it, email us with an alternative email address and your order number so we can resend the plan.

We offer other drafting services such as Floor Plans, Subdivision Design Plans, Elevation Plans, 3D Renderings, Structural Drawings, etc.
Can you provide Floor Plan drawings?
Sure, we can provide Floor Plan drawings. You will need to provide us with some sort of sketch — nothing professional — and we will prepare the Floor Plan based on the information you provide. We can also add extra features like EMP (Electrical, Mechanical, Plumbing) if you provide the information. Any helpful files can be attached with your order.
Can you provide Elevation drawings?
Sure, we can provide Elevation drawings. You will need to provide us with photos of the building / house, or some sort of sketch for proposed elevations — nothing professional — and we will prepare the Elevations based on the information you provide. Any helpful files can be attached with your order.
Can you provide Structural drawings?
Sure, we can provide Structural drawings. You will need to provide us with some sort of sketch — nothing professional — and we will prepare the Structural drawing based on the information you provide. If you require a stamped plan by an architect or engineer, our plans will NOT be accepted — we are a drafting company and do not stamp or sign our plans.
Can you provide 3D Renderings?
Sure, we can provide 3D Renderings — Exterior and Interior, for existing and proposed conditions. You will need to provide us with photos of the building / house, or some sort of sketch or photos for a proposed building, and we will prepare the 3D Rendering based on the information you provide.
Can you provide Subdivision Design Site Plan drawings?
Sure. Subdivision Design typically includes a sketch plan (basic lot layout), a more detailed preliminary plat (building footprints and specific measurements), and a final plat that creates the new lots. If you need to divide a lot into multiple smaller lots, Subdivision Design is the best package for you.
